Description

There is a well known catch phrase associated with commercial real estate transactions: “let the buyer beware”.  It is critical for those who deal in real estate transactions to ensure that they minimize their liability.  From an environmental perspective, this is accomplished by meeting the requirement for “all appropriate inquiry” to establish landowner liability protections under the Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA).  Phase I Environmental Site Assessments conducted in accordance with ASTM Practice E 1527 meet the requirements for all appropriate inquiry and are therefore an important element in minimizing landowner liabilities.

Our Experience

Resolve’s registered Professional Engineers and Professional Geologists have successfully performed hundreds of Phase I environmental site assessments (ESAs) at commercial, industrial and residential developments in the past.  Resolve has performed Phase I ESAs on large vacant tracts, residential sites, commercial establishments, multi-family tracts, mobile home parks, industrial facilities, recreational areas and office buildings.  Our professionals stay current on ASTM protocols and technologies to enhance Phase I performance.  Resolve professionals are also well qualified to implement Phase II ESAs (i.e., soil, groundwater, and surface-water sampling and evaluation), and Phase III ESAs (i.e., soil and groundwater cleanup).  Resolve works diligently to minimize costs associated with Phase II and Phase III ESAs, and to re-establish impacted properties into healthy development and use.
